Terms of use

These terms govern your use of Enthayi? (this website, including projectenthayi.in, projectenthayi.vercel.app, and any mirror we operate). By using the site you accept them. If you do not, do not use it.

“We”, “us”, and “Enthayi?” mean the independent operator of this site, reachable at hello@enthayi.com. We are not a company of the Government of Kerala, K-RERA, or any promoter.

1. What this is

Enthayi? is an unofficial, independent viewer of information already published on the public Kerala Real Estate Regulatory Authority register and project folders. We copy selected public fields, add an as-of date, and show derived labels (for example Overdue or On Track) from those filed dates and percents. The source of truth stays on rera.kerala.gov.in. We link to portal files. We do not host PDFs, photos, or order texts.

2. What this is not

• Not affiliated with, endorsed by, or speaking for K-RERA or the Government of Kerala.
• Not legal advice, not a legal opinion, and not a substitute for your agreement for sale, an Authority or court order, or an advocate.
• Not a finding of fact, fraud, or liability against any promoter, project, or person.
• Not live. Numbers are a dated snapshot. Filings lag reality. Extensions and force-majeure orders may not appear in the listing payload we read.
• Not complete. Missing on our page means we did not find it in the snapshot, not that it does not exist on the portal.
• The Section 18 screen is an illustrative calculator on amounts you type. It does not predict what any forum will award.

3. No warranty

The site is provided as is and as available. We do not warrant that any figure, label, link, parse, or derived ratio is accurate, complete, current, or fit for a decision to buy, sue, invest, or lend. OCR and text extraction can fail; if a ledger does not balance we leave rupees blank rather than guess. You must check the portal and your own documents before you rely on anything.

4. Your responsibility

• Do not treat Enthayi? as official, as K-RERA, or as counsel.
• Do not republish our pages as if they were an Authority notice or a court finding.
• Do not use the site to harass, defame, or threaten any person or to demand money as if we had ruled on a claim.
• You are responsible for how you use the information, including any complaint, suit, or public statement you make.

5. Intellectual property

Register contents and folder documents belong to their filers and to the Authority. We claim no ownership of those filings. The selection, arrangement, derived labels, and the Enthayi? interface are ours. You may link to us. You may not scrape or mirror the site to pass it off as official or as your own product without our written permission.

6. Takedown and corrections

If you believe a page is wrong, unlawful, or should be removed, write to hello@enthayi.com with the URL, the number or sentence, and why. We may correct, label, or take down a contested item without admitting fault and without a duty to keep a particular page online. Method pages and the rest of the register snapshot may stay up.

7. Limitation of liability

To the fullest extent permitted by applicable law, we are not liable for any loss — including loss of money, chance, reputation, or data — arising from your use of, or inability to use, the site, or from any inaccuracy, delay, or omission in what is shown. If a court finds we cannot exclude a liability, our total liability to you for that claim is limited to one thousand Indian rupees (₹1,000).

Nothing in these terms excludes liability that Indian law does not allow us to exclude. These terms do not create immunity from a well-pleaded claim. They set the contract for use of a free unofficial viewer.

8. Privacy

How we handle the little data we touch is in the Privacy policy.

9. Changes and law

We may change these terms by posting a new version here. Continued use after the “Last updated” date is acceptance of the new version. These terms are governed by the laws of India. Courts at Ernakulam, Kerala have exclusive jurisdiction, subject to any mandatory consumer forum that applies to you.
