Sources and method

Public lists from the Kerala Real Estate Regulatory Authority: the project register (1,689 projects, 682 promoters), the complaint list (2,414 complaints), and Form 5 filings (3,389 across 1,198 projects). Nothing here is typed in by us.

Source

Snapshot taken 12 Oct 2026. Promoter contact details, identity numbers and bank account numbers are not held or shown. Status, slip, overdue, QPR currency and every register row are computed from the filed fields using the rules on the right.

2,414 complaints, 1,178 linked to a registered project by certificate number or exact name. Complainant names are not held or shown; the respondent is shown as published. Order texts are not ingested; the feed tells you an order exists and where to read it.

3,389 filings for 1,198 projects, pulled 12 Oct 2026. We list the years and link the PDF on K-RERA. 96 file ids return 404 on the portal. 1,933 filings have rupees (text layer or Tesseract, only if the ledger balances within ₹2 and the FY is labelled). Failed scans stay blank. Deposit ratio is our arithmetic and is omitted when collected does not sit next to deposited.

What this is not

Not legal advice. The interest calculator applies the Section 18 formula to the register date; the date in your agreement for sale is what the Authority uses.

Not live. It is a dated snapshot. Fields reflect what promoters filed, and filings lag reality.

Not a judgement. Overdue means the promised date passed on the register. Force majeure orders and pending extension applications are not visible in the listing payload.

Not the full record. Order texts and PDF bodies live on the portal; we link to them, we do not reproduce them. Contract and data practices: Terms · Privacy.
