Section 18 interest (illustrative)

Under Section 18 of the RERA Act, delay past the promised date can support a claim for interest on amounts paid, or a refund plus interest — as the Authority decides on the facts of your case. This page runs a simple-interest worksheet on dates you enter. It is not a finding of what you are owed, and not legal advice.

Two routes Section 18 contemplates

Stay and claim interest (illustrative)
₹25,79,610

Worksheet: interest on ₹50,00,000 at 16.65% from 2023-07-30. What the Authority awards depends on your agreement, payments, and order — not this page.

Withdraw and claim refund + interest (illustrative)
₹75,79,610

Worksheet total ₹50,00,000 + ₹25,79,610. Any payment timeline is set in the Authority's order if one is passed — this site does not order payment.

How people usually proceed

1
Write to the builder first
A dated letter or email demanding possession or interest. The Authority often expects to see it.
2
Gather five documents
Agreement for sale, payment receipts, allotment letter, the brochure showing the promised date, and your correspondence.
3
File Form M online
rera.kerala.gov.in → New Registration → Complainant. ₹1,000 fee for an individual, ₹5,000 for an owners' association.
4
Ask for a specific number
You may cite a figure such as "interest at 16.65% on ₹50,00,000 from 2023-07-30" — the Authority decides the amount.
5
Expect a hearing
The Act targets disposal in 60 days. Timelines vary; interest, if awarded, may continue to run until the order.

Simple interest, calendar days, on the total you enter — an illustration only. Real orders often compute interest per payment from each payment date, so a true figure can be lower if you paid in instalments after the promised date. The date in your registered agreement for sale governs, not the register date shown here. Not legal advice; not a prediction of what K-RERA will award.
